Frequently asked questions

Straight answers about how we work.

Getting Started

How do I get an estimate, and is it free?

Estimates are free. Call or text (941) 962-1124, or send the request form with a few details about the property and the work you need. We reply the same day and set up a time that works for you to see the property in person before giving you a scope of work.

What happens after I send a request?

We reply the same day to confirm what you need and schedule a walkthrough at your property. After the walkthrough you receive a clear scope of the work, and once you approve it, we put the job on the schedule.

What areas do you serve?

We serve Bradenton, Lakewood Ranch, Sarasota, and nearby communities across Manatee and Sarasota counties. If your property is close by and you are not sure, call us and we will let you know.

Are you licensed and insured?

Yes. Arroyo’s Lawn Care LLC is licensed and fully insured for both residential and commercial work.

Can I send photos of my property?

Yes, and it helps. After you send your request, email photos of the area to [email protected] with your name and address.

What are your hours?

Monday through Saturday, 8 AM to 5 PM. We are closed on Sunday.

HOAs & Commercial Properties

Do you work with HOAs and property managers?

Yes. We maintain common areas, entrances, medians, and amenity areas for HOAs and property managers. We also handle irrigation repairs, palm and tree trimming, and storm cleanup, so the community works with one contractor instead of several.

Can you take over mowing for our community?

Yes. We provide scheduled mowing, edging, string trimming, and blowing for HOA common areas and shared green spaces, with weed control, hedge trimming, and palm & tree trimming available. The schedule is set around your community’s needs, watering schedule, and the growing season.

What types of commercial properties do you service?

Condo and HOA communities, boat clubs, retail and office properties, and other commercial grounds. We’re also taking on new commercial accounts. If your property type is not listed, call and ask.

How do commercial estimates work?

We walk the property with your manager or board, then provide a clear scope that covers the services and how often they are done. That makes it easy to compare bids, set a budget, and present it to your board.

Can you provide a COI and W-9?

Yes. We provide a certificate of insurance (COI) and a W-9 on request, so you can set us up as a vendor quickly.

Do you work as a subcontractor?

Yes. Along with our own commercial accounts, we work as a subcontractor for construction companies and other contractors, handling landscaping, irrigation, and grounds maintenance on their projects.

Can you help after a storm?

Yes. We offer hurricane and storm debris cleanup, clearing fallen limbs, palm fronds, and debris so your property is safe and presentable again.

Lawn, Landscape & Care

What does lawn maintenance include?

Our full-service maintenance includes weekly mowing, edging, string trimming, and blowing, along with select shrub, palm, and plant trimming, routine weed spot treatment, and an irrigation check in the first month. We offer basic through full-service maintenance, so you can choose how much we handle.

How often should my lawn be mowed?

In our area, most lawns need weekly mowing during the warm, rainy growing season, roughly April through October, and less often in the cooler months. We still stop by every week year-round and service only what your property needs, so it stays clean and well-kept in every season.

Do I need HOA approval for landscape changes?

Often, yes. Many communities in Lakewood Ranch and across the area are deed-restricted, so landscape changes need approval from the HOA’s architectural review committee or board, often called the ARC or ARB. Check with your HOA before work begins. Once you approve the project with us, we can provide a landscape plan to submit with your application.

Can I see a plan before any work starts?

Yes. Once your project is approved, we prepare a landscape plan that shows the layout, plants, and materials, so you know exactly what is going in before we install anything.

Do you install and repair irrigation systems?

Yes. We install and expand irrigation systems, install Rain Bird components, program Rain Bird controllers, add drip irrigation, and clean and maintain filters.

How do you approach tree & palm trimming?

We follow University of Florida (UF/IFAS) pruning guidance and state & local tree regulations, so trees & palms are trimmed for their health, not just their looks.

Do you do one-time cleanups?

Yes. We do seasonal cleanups, one-time deep cleans, and hurricane and storm debris removal.
